the business of finding and acquiring mitigation banks. However, under the right circumstances we will certify and manage
mitigation banks. We focus on projects where we are a partner in the project; a partner being defined as a part owner of the
profits that will result from the creation of a successful bank. However, we are also in the position to offer help to mitigation
consultants who may want to partner with us for financing, legal and managerial support, or any combination of these three.

Partnerships With Landowners
The
certification process is a complex, expensive and a risky undertaking. For most landowners this makes it essential to partner
with a group that understands how to manage the complexity and risk, and can finance the expenses. EMP can provide landowners
a turnkey solution, where we do all of the work and manage the certification, construction and longterm management of the
bank.
There are many scenarios under which Environmental Management Partners, LLC may be interested in partnering
with a landowner to create a wetland mitigation bank. We are confident that we can fashion a contract that will meet your
specific needs. Under most situations the owner is interested in partnering because it means that they do not have to risk
paying for the consulting services required to attempt to certify a wetland mitigation bank. The cost of hiring a consultant
to certify a property as a mitigation bank will range anywhere from $200,000 - $450,000, depending on the complexity
and time required, and an additional $200,000 to $1,000,000 in expenses associated with certification in the form
of scientific studies, surveys and document preparation. In exchange for certifying a property, paying for all the expenses
associated with certification and managing the wetland mitigation bank, Environmental Management Partners, LLC will take a
significant share of the profits. In addition to the landowner not having to pay for the certification process, the landowner
may also: 1. Be paid fair market value for the land. 2. Keep ownership rights over the property, and 3. Share
in the profits from the sale of the wetland mitigation credits. This share of the profits from the sale of the wetland
mitigation credits will in many cases equal the fair market value of the property; remember that this is in addition to the
initial payment of fair market value for the land, which would mean a net payment of two times the fair market value! All
of these contractual points are flexible and can be change accordingly to create an equitable deal for the landowner.
